What Do I want to do If I  Have One More Day to Live?

I am not talking about investment today. One end stage renal failure patient asked me " Do you feel my pain Dr Goh? " Yes, we are too busy sometimes and tend to forget what people think most relevant to them in life!

I am a nephrologist, what I hope to achieve is to prolong end stage renal failure patients' lives. I start them on dialysis because I know that will be the best way to prolong thier lives. But occasionally I forget to ask what actually patients want when they are old and frail.

One of my patients told me, he didn't want dialysis, he was old enough ( he was 76 years old) to make a informed decision. What he wanted was to spend the rest of his life with his children and grandchildren. He didn't want to waste the precious remaining time he had to do fistula or even finding a dialysis centre.

" Dr Goh HK, I spent half of life making money, but when you know you have an illness, I think money is nothing. What I want to do is just spending time with my family."

I am not sure about whether it is worthwhile sacrificing your time ( =life?) making tones of money. Maybe one day you would ask yourself, " What do I want to do if I have one more day to live?"

After vanishing for almost 20 years from Penang Property Scene, Tan Sri Vincent Tan of Berjaya Group is finally back again in Penang.

Vincent Tan has bought a 57-acre prime land near Penang Turf Club for RM459 million  which translate to about RM185 per square feet. However, it is almost not possible for you to fully utilize all the land for buidling houses, therefore the 'real' cost for this piece of land is ceratinly above RM300 per square feet.

I think Vincent Tan is planning big again in Penang and certainly if he is only building low rise condominium, Bungalow, Semi D together with low medium cost housing according to The Edge, he has no choice but to sell the future high cost houses for at least RM600-700 per square feet!!

So I think houses near Medan Lumba Kuda will appreciate soon to about RM300-500 per square feet and once the final plan of Berjaya Land is finalised, they might go even higher to RM600-700 per square feet!!

I think the past few days was the most difficult period for a lot of investors out there. Most of my friends have many sleepless nights after the recent US market plunge.

However, I sleep pretty well although I have some US stocks which dropped almost 15% one 2 days. I always believe that when there is a crisis, there is always an opportunity. For you to sleep well at night even you hold stocks in US, Malaysia or Singapore, remember these 4 golden rules,

1) Don't buy stocks using bank margin- Use your own money and NEVER borrow to buy stocks!!
2) Don't panic, when stocks go down, they will go up eventually as long as you ARE BUYING GOOD STOCKS! Hold on and wait a while, your stocks will go up soon!
3) Diversify- buy some stocks, properties, REIT, gold/silver, when one comes down another investment will go up certainly!
4) Earn and invest and never invest to live. If you do not have a fixed income and retired, put at least 80% of money in bonds/hedge fund or else you will lose all your money if you put everything in stocks when the market is bad!

No worry when the market plunges because it provides you golden oppurtunity to hunt for cheap and valuable stocks!!

Yes, homestay business seems to be growing rapidly in Penang especially in Georgetown. Due to UNESCO status and recent influx of tourists to Penang, I forsee that hospitality business to be the next 'big money' business in Penang.

I did a bit of research on the net and I was quite shocked that even a tiny small apartment in Penang is charging RM150-RM200 per day even the location is not so good.

Some readers ask me the way to create a product online and how to market the product to international market. I think first of all, you must try to concentrate on niche market rather than market that has fierce competition.

 When I created PassPACES.com 6 years ago, there was no website for MRCP PACES candidates, initially there were a lot of visitors to my site but the numbers droped significantly after a few years. When I started writing my PACES ebook, there was no similar product in the market, therefore before creating a product, think of the following,

1) Who will be your customers? The bigger the customer base, you anticipate to enter a more competative market, therefore I suggest you to find a smaller and more concentrated market.

2) What will be your product? I think ebook is the easiest, you can email your customers, save your money, time and postal delivery but the only drawback, your customers may share this product with others!!

3) How to promote your product?? There are so many ways- forum, Google Adwords, articles submission etc etc. Can be either on-site or off-site promotion.

4) How to get your payment? I think the easiet way is Paypal unless you have big volume, then you may want to set up your own credit cards payment system or else, just use PayPal!!

As I told you before in my previous post. I finally got my paycheck from Paypal after venturing into internet business in 2005. I started PassPACES.com in 2005 after passing my postgraduate medical degree. After reading a lot of books and posts in the internet, I strongly believe that Google Adsense is the best way to get my first dollar from internet. Frankly speaking, it was quite true because I still remember I made US35 dollars first month after running Google Adsense in my website.

I was very very excited and worked very hard trying to get at least US100 dollars every month but I was unable to do this consistently and I must say that Goolge Adsense revenue is pathetic!!

After that I tried other methods to earn money- Ebay,Amazon, Clickbank etc etc but it is easier said than done. Besides making about 70 pounds from Amazon UK after 2 years, I got almost nothing from other methods mentioned above.

Finally, I wrote an ebook in my website. Yes! You are right! It is a tiny ebook that I sell for about RM150 per piece and I made about RM30k in 2 years ( I made RM4K during the first month after launching of the ebook). I think it is not bad because I spent only 2 weeks writing the book and I still make about RM800 to RM1000 per month until NOW!!

Yes, I think the best way to make money online is to sell your own product if your website traffic is not so heavy. Just creat a special product and hope it can sell likes crazy and hopefully YOU TOO can make some side income online too!

Vietnam- Next Powerhouse in Southeast Asia??

I recently attended a meeting in Nha Trang, Vietnam. Totally suprised with the cleaniness of the city and was rather impressed with the developement in Vietnam.

 Nha Trang is 1, 280 km from Hanoi, 448 km from Ho Chi Minh City, 630 km from Hue, 105 km from Phan Rang, 260 km from Phan Thiet, and 620 km from Can Tho.


Nha Trang is home to many famous beautiful spots and landscapes and is a major tourist center in the country. I saw a lot tourists during my stay in Nha Trang and I think that the city is very well managed by the local council there!

I think Vietnam has a great potential to grow in near future as China and India. They have huge market for local people as compared to Singapore and Malaysia. However, I am not very sure how to invest in Vietnam and certainly will be interested to buy a piece of property in future if I have extra cash!!

Yes, I have no choice but to tll you that the next wave of inflation is on its way! No matter you like it or not, you have to save now for the future and watch your wallet and bank account, you might be spend more than what you earn in the next few months or even years to come!!

I like to always tell my wife to cut cost in our daily expenditure, you might think all these are tiny money and you will be suprised that by saving a few dollars a day, you actually can save thousand of dollars in a few months! I will give a few tips here,

1) Prepare your own breakfast! Yes, just wake up a few minutes earlier every morning and prepare simple breakfast. Fastfood value meals no matter how cheap they are will be still more expensive that what you prepare!

2) Drink coffee not latte or cappuccino. I don't think I understand what is the difference between these two types of coffee but I certainly know one is much more expensive than the other!

3) Try to avoid using your credit cards, they make you overspend and you will think twice before buying if you use your cash inside your wallet!!

4) Take public transport rather than self drive. Yes, you can save a lot of money if you practice this in Malaysia or Singapore. Take Rapid Penang/KL if possible!Better still if you sell your CAR!!

5) Watch your ASTRO rather than watching movies in cinema. No point subscribing to ASTRO/STAR HUB every month and only sit in front of your TV one hour a month.

Still remember about 3 years ago when I bought my Genting Singapore stock, it was about S0.45 per share. I was very worried that time because of uncertainty of global economy and there was rumour as well that Genting Berhard might not be able to build the casino due to various causes. But buying Genting Singapore proves to be one of my best investment ever because I made a handsome profit of almost 120% when I sold my shares at S1.20 when the casino was opened. I still regret that I sold my shares too early because as you all know, Genting Singapore share price has rocketed above 2 dollars now!

So, what's the next undervalued stock to buy?? I am looking at Genting Hong Kong ( Genting again??). Genting Hong Kong is formerly known as Star Cruises Limited, is a leading global leisure, entertainment and hospitality enterprise, with core competences in both land and sea-based businesses. I am very interested in its Phillipines business which is Resort World Manila and I always believe that gaming and resort business is the most profitable business in the world.

However, there are various challenges faced by Genting Hong Kong- uncertainty of global economy, the Phillipine political turmoil etc.

Anyway, do your research and put your bet. I am not sure,I hope that Genting Hong Kong will become the second Genting Singapore in 2 years time.

According to CityMayors.com,Tokyo and Osaka are the region's most expensive cities! And KL ceratinly falls out of 100 most expensive cities in Asia!!

Yes, you hear me right! Penang Property prices recorded a huge jump last year according to a report by The Star. I would say that it is now almost impossible for average workers to purchase a landed property in Penang Island. What is happening now in Penang is also happening in many cities across Asia- namely in Singapore, Hong Kong, Beijing and Shanghai in China as well as in major cities in Taiwan such as Kaoshiung and Taipei.

So will the trend continues?? Due to the record low interest rate in many Western countires, we have been seeing outflux of hot money from these countires to Asian markets since the subprime crisis in US back in 2008. The issue is whether this buying trend in major Asian cities by foreigners will continues in 2012??

I am not sure! I am not sure should the support by overseas buyers ceases in future, is it possible our property market in particular the Penang property market will continue to have the upward trend in 2012?

But I still strongly believe that without the support from local buyers, this bubbling prices of Penang property will soon come to a halt once the economies in the West recover! There won't be any susbtainibility of high Penang property prices if average Malaysians and in particular Penangites are getting very low wages as compared to their counterparts from Singapore, Taiwan or even China!

Penang Island or Seberang Perai? If you have extra RM20k to invest in a property, will you choose a property in Penang Island or Seberang Perai?

That's a difficult question! I will just share with you a story, I bought my first property in 2001, a landed terrace house in Simpang Ampat. My brother in law also bought his first property that time,a 1000-square feet condominium in Sungai Ara, Penang Island. What is interesting about these two properties is they were same price in 2001- RM170K. I was quite confident that I made the right choice because what I had learned so far that time was landed property always appreciates faster than condominium. But I am totally wrong. In 2011, his Sungai Ara condominium has appreciated to RM380-400K but my ' LANDED PROPERTY' in Simpang Ampat is still just RM230-240K and the worst part is you just can't find any buyer in Seberang Perai Selatan.

So, am I hinting that you should buy a property in Seberang Perai instead of Penang Island? I think it all depends! It depends on a few factors, how much money you have and the time frame you can hold to that property.

Certainly we are not talking about buying property for own stay, I am talking about buying investment property. If you have enough funds ( more capital) and hoping to get return in short team, then buy Penang Island property. However, if you have less money but can hold on that property longer, I would suggest you to buy Seberang Perai Property.

I was suprised last week to find that a bungalow in Raja Uda, Butterworth is now selling more than 1 million. And I can assure you that the Semi D I bought in Simpang Ampat about 4 years ago has appareciated for more than 40%!!

Yes, you are right! When everyone is greedy ( and aiming for Penang Island property), why can't you just look beyond and find other oppoturnities in Seberang Perai!

So am I a millionaire? A lot of readers ask me. If you a millionaire, why do you bother to blog about making your first million in this blog. Frankly speaking, I do not have a million in cash but I can say proudly to you that I have a net worth of more than a million. I believe in investment, I believe that no matter what people told you before, there are still a lot of legal ways of making money.


First of all, I try to avoid buying bad/useless assets. The best example of this kind of asset is car. Some people might think that it is almost impossible for you to live in Malaysia if you do not have a car. I totally agree with that, if you are thinking of buying one. Buy within your means, what not considering a second hand car??

Secondly, before you can invest, you must save! Even just RM200 a month, I am happy to save regularly. I keep the money and when I have enough fund, I buy stocks, I buy property that give me long term gain if I hold to them. I even buy books to learn about investment!

Thirdly, spend your time wisely. I would prefer to attend a property/stock talk rather than sitting in front of TV watching AXN ' CSI' /' Leverage' or even 'Amazing Race'! Don't waste your time! Gain the knowledge and prepare yourself!

Fourthly, start small but dream BIG! Even only you only make RM1K this time, you can make RM10K, 100K or even RM10 million next time!

Lastly, yes, you must TAKE ACTION! It is pointless you are just dreaming and find out you wet your pant without taking any concrete and firm action!!

Yes, as I told you before, for you to get a property that gives you 8% rental return is almost impossible in Penang. However, recently I noticed  an interesting trend in Penang property market. Yes, there is a hidden gem in Penang area that is left unnoticed for very long time!!

If you ask me that next area in Penang that will prospers in the next 5-10 years, I have no choice but to tell you is Seberang Perai Selatan. Yes, this area is long left unnoticed by property developers and investors. And the good news is I think the property price in this area is likely to appreciate very fast in the next 5 years!!

Some of you might know that I come from Seberang Perai Selatan. I bought my first property in 2001. It is a terrace house in Bukit Tambun, Simpang Ampat. The purchase price was RM170K back then and sadly, the price never appreciated for the past 8 years. The good news is the launching price for a terrace house around Simpang Ampat is now around RM220K, That translates to almost 30% capital appreciation in 10 years which is 3% per annum.

But what suprises me most is I rented out my house recently at RM1100 per month!! Wow, that is a solid 7.7% rental return for a landed property!! I think you can't get it anywhere else in Penang except in seberang Perai Selatan!!

I am a strong believer of property investment. However, a lot has been said about this investment. If you read your local newspaper- you might find different strategies to do this- no money down, positive cash flow, auctioned property etc etc.

If you read about Robert Kiyosaki books, he mentiones about positive cash flow with good return on equity. I just attended a property talk in Penang and the speaker asked us to buy only property that gives you 8% return per annum based on property price. But the reality is- Can you find this type of property in Penang Island or even Singapore??

8% return per annum, that translates to RM2000 rental income for a RM300K property!! Can you get this type of property?? I have been living in Penang Island for the past 1 and half year and personally purchased 3 properties in Penang, I think 8% per annum return is almost impossible in Penang and Singapore if you are aiming at medium cost or high cost condominium.

How much the rental now in Sri York or Gurney park condominium in Penang?Yes, you are right, may be around RM2000-RM2500 per month but the selling price of these condominiums is well above RM500K now.

Therefore, I always aim for 6% per annum and if I combine a capital appreciation of 4% per annum, I am certainly very happy to buy the property without hesitation.

But if you ask me about then how to achieve cash flow if you are talking only about 6% per annum?? Yes, there are only 2 ways to do it- extend your home loan longer or pay more downpayment!

As I told you before, the very best way to get rich is to duplicate yourself! You have 24 hours a day, Warren Buffet has 24 hours a day, Tan Sri Robert Kuok has 24 hours a day too, but why do they make more money than us?? The ONLY secret they have is they know the way to duplicate themselves and make 1000x or even 1000000x money every hour than you and me!

So the issue is how to duplicate yourself? I will try to give you a few ideas below,

1) Create a business model and open up branches nationwide or even worldwide- this is the way how Mcdonald's, Tesco, KFC make money. You can franchise your business too, look at Old Town Coffee house, Secret Recipe in local scence, they created the idea and they make money everyday just because of the idea without sweat and energy!

2) Hire people! Yes, you have 24 hours, if you hire 10 people, you will have 240 hours a day to make money! This is the classical way how a factory, a normal restaurant or big coperation makes money. The success depens greatly on your bussiness model!

3) Make your income-making machine self-automated! Yes, there are so many ways out there where you need only minimal time to monitor but still give you lucrative incomes- for example- internet business, stock market etc.

4) Force people to work for you- Yes, you are right! I mean literally 'forcing' people to work for you such as renting out your properties to people. They work hard to earn money and they pay money for YOU!

Yes, good news again, our Mr PM announced 'good news' again. This time, another RM67 Billion investment under his effort of what the Malaysian government terms as Economic Transformation Programme (ETP).


Prime Minister Datuk Seri Najib Tun Razak said the projects from 10 National Key Economic Areas (NKEAs) would generate RM36bil in gross national income and create 35,000 new jobs.

Wow! Sounds interesting and ceratinly all eyes are over what stocks will benefit from this announcement.

I think the big winner will be oil and gas and certainly all stocks related to this field will be investors' favourite in 2011!

There are legal ways to become a millionaire. I do not believe that "Behind every great fortune, there is a crime!". You can become a millionaire by legal and humble ways, follow my rules as below,

1) You must invest your money! Yes, no matter how tiny your money is, you have to invest to grow. Learn how to invest in various ways-stock,property,mutual funds or even yourself! Invest some money in yourself to learns ways to invest. Never entrust other people to invest for you, they will eventually take away your money!

2) Be persistent and consistent. Yes, money grows but not overnight. Find an investment vehicle and strategy and stick to it. Becoming rich overnight is a myth unless you 'kena' Toto or Magnum or some millionaires fall in love with you. There is not 'get rich fast' scheme in this World!

3) Have multiple streams of income! Yes, for you to have more money, the principle is easy, duplicate yourself and get multiple streams of income. I would talk more about this topic next time.

4) Never fall into scam! When everyone is greedy, be careful and pull back, when everyone is worried and running away, there might be the best time you jump in!

Yes, there is no short cut to heaven, and certainly there is no short cut to becoming rich as well!

Yes, there are formulas to be a millionaire! As long as you follow these formula strictly, you will become a millionaire, it is just a matter of time. Trust me, these formulas are proven and just stick to them and you are on the right direction to be a millionaire in one day!

You might heard this, how much money you make depending on how many people you know, I dispute this! I would say, how much money you make depends on how many ways you know to make it! Having said that, when you get richer, it it quite natural you will know more people, I do not agree on 'know-who' way og getting rich but rather than' know-how' way of getting rich!

'Know-who' way of getting rich is a chronic illness that drags this country into corruption, making people of wanting to get rich fast and paving ways for our businessmen and politicians to gain access to easy money!

I certainly agree with you that a normal working adult can not afford to buy a landed property in Penang Island and you might know, Penang island property price is the highest in Malaysia, even above the level of KL property. However, as compared to property in Singapore, we are still far far behind.

So the question now is will Penang property price goes higher this year?? I am not a economist but I agree that the price now is far beyond the average people can afford, I don't quite understand why the property in penang Island is so high even though the renatl yield si not as good as KL property but one thing for sure, the property price in penang Island in 2011 will be higher!!

One lesson I learned in property investment is the property price always lag behind stock market about 3-6 months, which means when the market is bull, the price in property will shoot up after 3-6 months behind stock market.

However, be aware that I told you that the market will make a U turn likely in 2012, therefore I anticipate the property price will cool down starting from middle of 2012.

Yes, you are right, Malaysia has one of the highest investment scam in the world! The reason behind this? I am not sure, maybe every Malaysian wants to get rich very fast as their friends who join certain political parties!

There are so many investment scams out there, some may sound quite familiar to you- internet investment schemes, land banking, water dispenser business, gold investment,worms breeding (??), certain multi level marketing schemes etc etc. It is imposibble for me to list down all of them.

However, for you to avoid all these investment scams, just follow these golden rules,

1) Never believe in an investment that sounds too good to be true. How many percents of investment return that is too good to be true, I would say anything more than 15% per annum. Yes, unless you do it or invest yourself, never trust anyone!!

2) Anything that wants a large amount of start-up capital/money. Yes, unless you have the black and white then you are joining your trusted partners to start a business, never give your money after just listening to 1-2 hours business preview! Malaysians can talk very well ( like our politicians) but when we talk about actions, noone actually can deliver their promises!

3) Unclear business or investment model. Just sit down and think about it, if you think that the investment model is too perfect, then avoid investing in it!

Lesson to be learned, never give your hard earned money for other people to invest for me. Learn to do it YOURSELF!!

2) Our PM will continue to announce 'good news' for investors as well as developers, timing is crucial for our Mr PM, he has to announce general election before our market makes a U turn, it is likely our election will be held by latest end of this year or early 2012.

3) Our economy is still solid with anticipated growth of 5-6% in 2011, our poperty market already makes great gain in 2010, everyone is so euphoric about shares and property now but most of us will get burnt unless we make portfolio reshuffle before end of 2011.
